This free HELOC calculator shows how much you can borrow against your home, and your payment while you draw on the line and once you start repaying it.

That jump between the 2 payments is what catches people out, so the calculator puts them side by side.

I built it because a HELOC's first payments are interest only, and they look cheap. The real payment comes 10 years later, and it's better to see it now.

Key takeaways

Lenders usually let you borrow up to 80% to 85% of your home's value, minus what you owe.
A $500,000 home with $300,000 owed has $125,000 available at an 85% limit.
Drawing $50,000 at 8.5% costs $354.17 a month while you draw, interest only.
Once repayment starts, the same $50,000 over 20 years is $433.91 a month: $79.74 more.
HELOC rates usually float, so the payment can change month to month.

What is a HELOC calculator?

A HELOC calculator works out what a home equity line of credit lets you borrow and what it costs.

A HELOC is a line you draw on as you need it, during a draw period of often 10 years, then repay over a set time.

How to use the HELOC calculator

You need your home's value and what you owe on it.

The Consumer Financial Protection Bureau explains how the draw and repayment periods work.

A worked example

Here's the example the calculator loads when you press Try an example: a $500,000 home, $300,000 owed, an 85% limit, $50,000 drawn at 8.5%.

$500,000 × 85% − $300,000 leaves $125,000 available.

PeriodA month
While you draw (interest only)$354.17
Once you repay (20 years)$433.91

Over 30 years, if the rate stayed at 8.5%, the interest would come to about $96,639.

HELOC or home equity loan?

Both borrow against your home, in different ways.

A HELOC

A line you draw as you go, usually at a floating rate. Good for costs that come in stages, like a renovation.

A home equity loan

A lump sum at a fixed rate, with the same payment every month. The home equity loan calculator works it out.

Mistakes to avoid

These are the ways a HELOC turns risky.

  • Budgeting for the interest-only payment and not the repayment
  • Forgetting the rate can rise
  • Using it for spending that doesn't add value
  • Forgetting your home secures it

Who is the HELOC calculator for?

It's for homeowners thinking about borrowing against their home, and these tools help compare.

Look at the payment after the draw period first, then decide.

Questions about the HELOC calculator? Here's what to know.

A HELOC calculator works out how much you can borrow with a home equity line of credit and what it costs.

This free one shows the payment while you draw and once you repay.

Usually up to 80% to 85% of your home's value, minus what you owe.

On a $500,000 home with $300,000 owed, that's $125,000 at 85%.

While you draw, it's usually interest only: what you've drawn × the rate ÷ 12.

After that, the balance is repaid like a loan.

You stop drawing and start repaying the balance, often over 10 or 20 years.

The payment usually rises.

Usually not: most HELOCs have a variable rate.

Some lenders let you lock part of the balance at a fixed rate.

A HELOC is a line you draw on as needed, usually at a variable rate.

A home equity loan is a lump sum at a fixed rate.

Yes, your home secures it.
