This free golden visa finder shows which golden visas your budget covers, out of 17 open programs, with 4 closed ones kept for the record.

Enter what you can invest. The finder puts every program's minimum in your currency, marks the ones your budget covers, and shows what each asks you to buy, how long to hold it, and where it leads.

Here's what a golden visa is, the entry points, which programs closed, and what to check before you invest.

What is a golden visa?

A golden visa is a residence permit you get for an investment in the country, like property, a fund, a company or government bonds.

It gives you the right to live there, and in some countries permanent residence from the start. Most ask for little time in the country each year, which suits people who want a second base more than a move.

The entry points

Here's what each open program asks, lowest first, on September 27, 2026:

CountryProgramSmallest investment
LatviaResidence permit for investors€50,000 in a small company, plus €10,000 to the state
MaltaPermanent Residence Programme€97,000 in fees and contribution, plus a home bought or rented

The smallest number isn't always the cheapest program. Malta's €97,000 comes on top of a home and €500,000 in assets, and Cyprus asks a yearly income from abroad as well.

Buying property

Property still qualifies in Greece, Latvia, Panama, Cyprus, Mauritius and the UAE. Malaysia and Malta ask for a home on top of their deposit or fees.

Greece raised its bar in 2024: €800,000 in greater Athens, greater Thessaloniki, Mykonos, Santorini and islands of over 3,100 people, and €400,000 elsewhere, for one home of at least 120 m², which can't be rented out short term.

Portugal dropped real estate in October 2023. Its golden visa now takes investment funds, company capital, research, culture or job creation.

Which golden visas closed

CountryProgramClosed
SpainResidence for investorsApril 3, 2025
AustraliaBusiness Innovation and Investment ProgramJuly 31, 2024
IrelandImmigrant Investor ProgrammeFebruary 15, 2023
United KingdomTier 1 (Investor) visaFebruary 17, 2022

People who already hold them can usually renew, and applications filed before the date are still decided.

Where each one leads

7 of the 17 lead to permanent residence: Malta and Cyprus from the start, Panama and Singapore on approval, the US EB-5 through a green card, New Zealand's resident visa, and Portugal under its Aliens Law.

The time you must spend in the country varies. Portugal asks 7 days in the first year and 14 in each 2 years after, New Zealand 21 days over 3 years, and Malaysia 90 days a year.

How to use the golden visa finder

Find the golden visas your budget covers0/5

To see what a program's passport would add to yours if it leads to citizenship, use the second passport calculator.

Before you invest

  • Read the program's official page, not only an agent's summary
  • Check how long you must hold the investment, and what happens if you sell
  • Check the days you must spend in the country, and whether they make you a tax resident
  • Get advice from a lawyer licensed in that country before you pay anyone

Days in a country add up to tax residence fast, so count them with the 183-day rule calculator. I wrote about building a life across countries in what is a global citizen, and more of it is under global citizen.

Money can't buy freedom, but a lack of it will take your freedom away.

Where the data comes from

Every program's facts come from its government's own page: the immigration office, the ministry, the consulate, or the program's official site. Each program lists those pages, with the date they were read.

Agent and law firm sites help find the official page, and are never the source. When a government page doesn't state a figure, the program shows no amount rather than a guess.

Amounts in your currency use the European Central Bank's daily reference rates, the official pegs of currencies like the UAE dirham and the Eastern Caribbean dollar, and Colombia's official peso rate, so they're close, not exact.

Rules change often, so check the official page before you apply. It's information, not legal, tax or immigration advice.
