What is a golden visa?
A golden visa is a residence permit you get for an investment in the country, like property, a fund, a company or government bonds.
It gives you the right to live there, and in some countries permanent residence from the start. Most ask for little time in the country each year, which suits people who want a second base more than a move.
The entry points
Here's what each open program asks, lowest first, on September 27, 2026:

The smallest number isn't always the cheapest program. Malta's €97,000 comes on top of a home and €500,000 in assets, and Cyprus asks a yearly income from abroad as well.
Buying property
Property still qualifies in Greece, Latvia, Panama, Cyprus, Mauritius and the UAE. Malaysia and Malta ask for a home on top of their deposit or fees.
Greece raised its bar in 2024: €800,000 in greater Athens, greater Thessaloniki, Mykonos, Santorini and islands of over 3,100 people, and €400,000 elsewhere, for one home of at least 120 m², which can't be rented out short term.
Portugal dropped real estate in October 2023. Its golden visa now takes investment funds, company capital, research, culture or job creation.

People who already hold them can usually renew, and applications filed before the date are still decided.
Where each one leads
7 of the 17 lead to permanent residence: Malta and Cyprus from the start, Panama and Singapore on approval, the US EB-5 through a green card, New Zealand's resident visa, and Portugal under its Aliens Law.
The time you must spend in the country varies. Portugal asks 7 days in the first year and 14 in each 2 years after, New Zealand 21 days over 3 years, and Malaysia 90 days a year.

Before you invest
- Read the program's official page, not only an agent's summary
- Check how long you must hold the investment, and what happens if you sell
- Check the days you must spend in the country, and whether they make you a tax resident
- Get advice from a lawyer licensed in that country before you pay anyone

Where the data comes from
Every program's facts come from its government's own page: the immigration office, the ministry, the consulate, or the program's official site. Each program lists those pages, with the date they were read.
Agent and law firm sites help find the official page, and are never the source. When a government page doesn't state a figure, the program shows no amount rather than a guess.
Amounts in your currency use the European Central Bank's daily reference rates, the official pegs of currencies like the UAE dirham and the Eastern Caribbean dollar, and Colombia's official peso rate, so they're close, not exact.
Rules change often, so check the official page before you apply. It's information, not legal, tax or immigration advice.
